land + death

My father had land and a trailor in his name before he married my stepmother. He died 5 years ago. She has been paying the taxes. She recently died. Does the trailor and land belong to his children or hers?

You need to open a succession on your father. The property and trailer appear to be his separate property, and you graciously allowed your step-mother live there. From your short statement, it appears that the land and trailer are his and would pass to his heirs. Her succession probably has a claim against his succession to recoup the taxes paid, and you may have a claim against her succession for rent.
