If a property becomes co-owned and one owner wants out, and given that they do not have any agreements in place between themselves, the selling party may petition a court to "partition" the property. If the property is divisible, the court will divide off a portion and have it re-titled in that person's name. If it is not divisible, the court will order that the property be sold and the proceeds divided. Often that information can be used as leverage to get the remaining parties to agree to buy the departing party out.
