Legal Question in Real Estate Law in Wisconsin

I HAVE PURCHASED 10ACRES INCLUDING BUILDINGS. previous OWNER has rented the land out, after it was surveyed for my purchase. On the day of signing final papers, I asked if the soybeans were mine, since they were planted on my land. My realtor said yes. I am now being sued for those beans because I had them dug up to put up a fence and bringing my draft horses in. Am I in my rights, can they sue me. I paid for the land .

No lawyer could answer this question very well without reviewing your complete offer to purchase, together with all attachments and other closing documents. Land rights can be sold in innumerably different ways, and can also be sold subject to existing leases, forcing you to honor the leases for a period of time. Get a lawyer to review your paperwork if you really want your answer, and, if you want to avoid this the next time you buy land, hire a lawyer to represent you at the closing and tell you exactly what rights you are getting or not getting for your money. While real estate transactions involve a lot of "fine print" these days, unfortunately, every single word of it counts and serves to determine exactly what rights and duties you are getting (or not getting) as a part of your purchase.
