A Quit Claim Deed is merely a deed indicating that the grantor is transferring whatever interest the grantor has in the property to a grantee. There is no requirement that any time pass between Quit Claim Deeds.

A quit claim deed is simply a transfer of whatever interest the transferor has in a parcel. The transferee could quitclaim again upon receipt (with no waiting period). However, for practical reasons, the transferee would generally want to wait until the first quit claim deed were recorded.
