real estate partner
My girlfriend and I purchased a house together, she then left me and said I
could have the house. I dont know where she is, or how to contact her. I cannot sell the house, or get a loan against it without her signature. I dont know where she is, or how to contact her. Is there a way for me to get sole ownership of the house?

You have a difficult problem. I suggest you hire
a service to attempt to locate your girl friend and
get her to sign off by deed. You may want to even provide her with some financial incentive in order for her to sign the deed. If that can not be done, I suggest you consult with local legal counsel and bring a legal action to have her interest transferred to you. Such an action depends upon local state laws and could be
expensive. A effort will have to be made to locate her. Under the freedom of information act if she left a forwarding address you can obtain it from the post office. Contact her parents or relatives if any are alive. This is a serious situation and should be addressed. Otherwise she will show up when the equity of the property is the greatest and demand a fifty percent share. She would be entitled to that amount. You could bring a partitition action which could result in a forced division of title, but she will still be entitled to a one half interest in the equity.

You can't get sole ownership of the house without a written deed transferring her interest. You can,
however, sue her to "partition" the house. This will allow the court to sell the property and hold her
interest for her in the event she does not appear in court. I suggest you try contacting her friends and
family to locate her.
