Removing a name from a joint land title

I would like to know how we can have a family members name removed from our land title. There are four peoples names on this property, and due to non payment of yearly taxes we would like them to be removed, and possibly someone else added. This property is lake property, with many acres, but the buildings are not for year round use. This person has not paid the yearly property taxes in over 2 years, and have been covered by the other members on the title. Please tell me what would be the least expensive way to do this.

The easiest way to correct this title is to have a

Quit Claim Deed drafted ( with appropriate transfer

tax return ) and get these documents signed by the

departing parties. If they are not willing to

cooperate, you essentially have a bunch of partners

where some are defaulting. To end such a partnership,

someone would have to Petition the Circuit Court to

terminate the partnership. The property is then either

divided and distributed, or if it is not divisible, sold

and the proceeds are distributed. That ends the partnership.

This court route is not cheap.
