Legal Question in Civil Rights Law in India

i was entered in the collaboration agreements as a builder with land lord and as per agreement i have right to demolished the old structure (mulba condition not live able) and take over & sold old matereial against the demolishing charges and i do this work and now property in shape of land only and i was not bound to in clause if i could not start the construction on said property but i want to re construct the this property with my own fund but due to recession of property and extra fore for starting of construction by the land lord and make situation create around me that he could not execute documents of share of my in proeprty after the complete the connstruction of said property then i was decide i release my earnest money now and not do this work but if i was refuse then he demand from me demage of old sturcture and if land lord denie for this deal then he could pay my earnest money and not demand for demage ? i am in trap now please guide me.
