Legal Question in Real Estate Law in India

Hi,

I am planning to buy a ancestral property from a Seller who had bought the property last year.

The property belonged to a person who has expired now. The Sale agreement was made with 2 Sons and 3 daughters of the expired person.

Before buying this property I am in a dilemma since I do not know if there are any other children who can claim rights to this property.

The seller has a Family tree which has been made with a Notary, however we do not know if this has any value in the court of law.

Please suggest how can I make sure that after buying this property, nobody will be able to claim their rights on this
