my mother purchased a property but she died without any will. now me and my brother signed an relinquishment deed (registered) in our father favour . making him absolute owner .

My father want to transfer the whole property to me and not my brother by a gift deed (registered).

DOES HE HAS THE RIGHT TO DO THAT ?

If yes can my brother claim any right in the property.
