Legal Question in Landlord & Tenant Law in California

I have a notorized agreement (made by myself and tenant but not an attorney) that says tenant will vacate my commerical bldg. by 4-5. Agreement says if they do not vacate they will forfeit possessions and I will change locks. They also have vehicles in parking lot of my private property. I have 3 questions: 1) Can I go ahead and change locks, 2) Can I dispose of their property (value over $500) 3)Can I call police to have vehicles removed? I sent a reminder e-mail to vacate (a week ago), but they are refusing to vacate. Their response on the e-mail (a week ago) is that they will take us to court, but they are always threatening to buy time and I have not heard anything from them.

Self-help is not the best solution. You should file lawsuit for Eviction and then evict them.
