Legal Question in Real Estate Law in District of Columbia

I have a block wire and terminal box attached to the back of my house. I discovered this three weeks ago when Verizon phone company tried to enter my house to trouble shoot the lines to correct a neighbor's problem with his cable and tv. Writer not allow Verizon to enter my yard. We went to recorder of deeds and there's no record of either an easment or implied easment. Verizon, Comcast and direct tv are all wired to the back of my house. Writer has complained to each company individually but has not been able to resolve the problem. Finally writer has put all parties on notice that we seek monetary compensation for the ongoing illegal trepass against my property.If these companies would provide the appropriate compensation we would work something out.
