Tenant trashed house beyond security deposit.

Hi, my tenant of a single home family breaks an one-year lease after two months of occupancy. Also, the house is returned damaged and trashed beyond security deposit.

Please advise what can I do ?

The contract controls the penalty for breaching the lease and your damages could be the rent you are out plus the costs of the physical damages. You need to determine whether or not the tenant is judgment proof.
