Legal Question in Real Estate Law in Florida

I am selling my home. My realtor just got a lease to own. It is for price and a $25,000 Down Payment. The broker is trying to get half of the commission now and not at the closing table. They are also saying that if she defaults, I will not get that money back. They are wanting to have me sign an addendum changing to contract of sale to lease. I offered a $3000 fee/commission, for lease. Seems like now the agent is just not going to even present any offers. I wanted to know what is common in Florida in this circumstance. I was told half commission for only 3 months of listing is ridiculous.

It is. She is only entitled to a commission on the sale, if it sells.

Your initial contract is what controls. If no written contract yet then it is up to whatever is negotiated and you dont have to pay for what you dont want. I would review the contract with an attorney to make sure you are protected.
