Legal Question in Real Estate Law in Georgia

My Granddaughter (25 yrs old) had a contract to purchase a townhome. She signed the closing docs a day early because she had to leave town for her job the next day and the seller's agent was supposed to sign the following day per POA. The docs were not signed by the seller or his agent. What legal recourse does she have? Thank you!

All you tell us is that documents were not signed the next day. That does not tell us what really happened? What is the whole story?

There is no way to answer you. (1) You haven't told us any details, and (2) All of a person's remedies, if any, are in the sales contract. Unless your granddaughter has totally messed up until now, she already got her own lawyer to review that contract, and made sure remedies for default were in the contract. She should call HER lawyer (not the closing attorney and not the broker) and he'll know what to do.
