Remove name from mortgage

House is in both our names. I want off mortgage. He can't get loan in only his name and won't get a cosigner. He won't move out and thinks as long as he pays payments each month there is nothing i can do to kick him out. what are my options?

You are stuck on the mortgage and on kicking him out if he is on the deed. Your most likely optiuon is to force a sale of the house by suing for a partition- very expensive though.
