Legal Question in Real Estate Law in Indiana

The house I am leasing is set for sheriff's sale.

I signed a lease buy agreement in Oct of 06 with the intent of remodeling the home while living in it and purchasing it in 18 mos.I just found out the home has been in foreclosure with a judgement awarded in Nov 2006 and is set for a sheriff's sale on Feb 22--what can I do to buy some time by delaying the sale or stopping it??

First thing that you need to do is go to the courthouse and copy the complaint and all orders in the case. Second thing is to contact a local attorney to review those papers and tell you what can be done legally.

Third thing is contact the lenders attorney and ask for a contact person at the lender and see if you can negotiate something with them. They are not in the business of owning homes, so if you can show them that you may be a decent risk for them, they might work something out with you.
