Legal Question in Real Estate Law in Maryland

How can I remove my sister from the title to my Mom's house if my sister is unwilling to cooperate and it is my Mom's wish that she be removed. The house is titled in both of their names.

The answer is that it may not be possible to "remove" your sister from title against her will. How did your sister come to have her name on the title? Is there any question about the way that your sister came to be on title?

Basically, unless your sister did something improper to get herself on the title, you will unlikely to be able to just take away her vested ownership rights in the title.

You will need to seek the intervention of the Court to force a sale in lieu of partition.
