i am a new landlord and i would like some info on moveing in two the apartment but there is old tenants there how do i give them proper evictions

If you are a new landlord, I strongly suggest that you retain counsel to assist you in evicting your tenants. The law dealing with eviction of tenants is quick and complicated. A mistake can cost you months of rental income.

Generally speaking, you will need to:

1. Determine the type of tenancy;

2. Determine whether grounds exist for termination of the tenancy;

3. Deliver a legally sufficient notice to quit;

4. Deliver a summary process complaint/summons form

5. Commence an eviction by filing with the appropriate court

Be careful - if you inherited these tenants from a previous landlord, you also inherited any housing code violations and responsibility for the tenant's security deposit and last month's rent.
