Legal Question in Wills and Trusts in Michigan

my father passed away in 06, my mother recently passed away. I am executor of the will and my mothers only child. She left her property to my minor son with the stipulation if he is under 21 (he is) the property would be in both our names. It also states in her will no probate or lawyer is necessary unless I choose to use. How do I transfer the property to our names?
