lien waiver

i am an owner builder in queens

n.y.c.

and i have finished the project. i

need to know what form to use for a

lien waiver. so that i am not liable for

any thing or anybody my contractor

owes money to. also i would like to

know if it is neccessary for me to get

all the subs and suppliers to sign.

It is very important to obtain final lien waivers from the GC and its subs. You should also obtain a release from the GC before making final payment. You should make every effort to assure that the GC has paid his subs before releasing the final retainage in order to minimize the risk of liens. You should contact an attorney for the proper paperwork and assistance in properly closing out the project as it is often a difficult task.
