life lease
Own property that parents sold to me for $1 and gave them life lease. My dad has passed &mom is now living in a nursing home here in New York state. Can I do anything with the home now that mom can't live there on her own or do I have to wait until her death?

If your mom is mentally aware, she may sign a document waiving her right to her life estate. With the waiver you would have clear title to sell the property.
