Legal Question in Civil Litigation in Pennsylvania

Does a Pennsylvania Landlord have the right to tresspass a person who is simply visiting a renter and is not cuasing any type of disturbance. But, is in fact assisting his freind in moving. This person comes to visit and is inside of the unit at all times except when leaving to go home.

What does the lease or any reasonable rules/regulations say about guests on the premises? Is the person spending the night? Staying for a long period of time?

You claim the landlord is trespassing, which is not possible as it is his property. The landlord does have a right to know who is on the property. However, the tenant and his guests have a right to quiet enjoyment of the premises.

So you will have to read the lease, read any rules/regulations about guests and it will depend on the circumstances. The landlord paying a social call at 2:00 am is probably not ok, but if the landlord comes during normal business hours, it probably is ok. And a landlord also has the right to reasobably inspect his property - again read your lease to see if it addresses this.
