Did you receive an order of possession from the District Justice? Did you receive an award from the District Justice? Did the tenant leave you a forwarding address....you need to answer some basic questions....

However, if they took off with no forwarding address, I would send a certified return receipt letter to their last known address. This letter should state a clear an affirmative date within two weeks time, stating that if they do not claim their property you will dispose of it as you see fit and sue them for any relating costs. If they do not respond to this letter or if is returned to sender toss all of their garbage.

The more important question, does your current lease address this type of problem, doubtful, or you won't be asking it now. Therefor you should retain legal counsel to review your landlord / tenant lease and your policy for dealing with tenants!
