Legal Question in Real Estate Law in Pennsylvania

Outraged and Confused, but it's my fault

I inherited a house in 1994, and just recently decided to move in it. I needed to get a loan to do some home improvements, debt consolidation, and pay some back taxes. I contacted a company who pre-approved me and the terms were not bad. I was told that I would need to pay for the appraisal, and not to worry, because it would be returned to me in 30 days. That was in March. Now here it is October, my debts weren't consolidated. The taxes that were listed on the closing still haven't been paid and are accruing interest, and my monthly payment is almost double what was initially stated. Sure I should have walked away from the table without signing a thing, but I didn't. So, now my question is ''are they in default of the agreement?'' Do I have any grounds?
