rights of home owners

we signed an agreement with a woman to sign a land contract to purchase our house. She made the deposit, moved into the house, and will not sign the land contract. We have no lease, just angreement that she would sign the land contract. We know we should have never let her move in before it was singed. Landlord tenant laws do not cover us. How do we get her out. Gave her a paper stating she violated the terms of the agreement and that she must vacate the property. She won't answer the phone or tell us who her attorney is. What are our rights? How do we get her out?

You asked about a tenant that is not a tenant.

What rights does the squatter have. She's not a tenant and according to your statement does not have any right to be on the premises. Seems to me she can be removed as a trespasser. Locked out and belongings left on the curb.

But things are never that simple. Contact an attorney and have him/her deal with the matter aggressively.
