Son's entitlement

I have 20 year old son. I am divorced and his father has property and is ill. I believe he owes something on the mobilehome on the property, if he passes away, is my son liable for his debts and does he inherit the property if there is no will? What can he do to get the property in his name if his father becomes very ill and is no longer able to care for it? (i don't think he will go as far as a power of attorney) He has been astranged from his son 10 years now and has really nothing to do with him. He has a woman living on the property with him about 5 years now. Does she have rights?

It is difficult to answer without more facts about the woman currently living in the trailer. Generally speaking your son is not responsible for the debt of the trailer unless he takes possession and ownership. A failure to make payments will allow the trailer to be repossessed. In the absence of a will, your son will inherit his fathers estate. He may have a problem with the father's girl friend. Suggest you consult an attorney for a more detailed response.
