should a title company search for mechanic liens on real property with an unknown owner?

A title company should have ways of determining the last known owner of a parcel of property -- and they should diligently search the chain of title to discover any broken links or kinks in that chain. This would include mechanics' liens properly filed and indexed with the court of common pleas and/or the recorder of deeds. Hope this helps.
