House trust

I have been appointed the executor to my mothers estate. She has passed and her unsold house is to be given to my children and my niece. Once sold the money is to go in to a trust for all 3 children. My question is the following: My sister is currently residing in the house with my niece, however she is not doing well in maintaining the house. If I were to fix it up with funding coming out of my pocket would I be able to recoup the amount I forked out. As long as I keep receipts. Can I also recoup cost for my time(labor). The house has been appraised for 39,000 if I sell it for 45 can I get what I put into it?

If emergency repairs needed to be made to save the property from destruction you would probably be able to be reimbursed. For repairs solely to enhance routine maintenance for cosmetic issues would probably not be reimbursable. I suggest you contact a lawyer befor spending any money. I offer free consultations.
