Legal Question in Wills and Trusts in Pennsylvania

need to probate?

Mom died 8 months ago, there is one main asset, a house. It is in Mom's name only. The will states all property (etc.) to be equally distributed between (us)3 daughters. Do I have to probate the will or can I just sell the property and divide it. How long do I have to do this, either way?
