what legal documents would i need for an "owner finance" on a home?

Not including the sales agreement and the disclosure forms, you would need a Note (terms of the loan), deed (transfers title) and deed of trust (secures the note.) You will still need to get a sales agreement AND all of the required disclosures (5.008, lead based paint, etc.)
