How to proceed ?

My mother died Nov. 21, 2000. I am named the executor of the will; the main beneficiary; and I also had Power of Attny. for the last year or so of her life. She had a small life insurance policy thru the US Govt. and I am named beneficiary. There is also a small piece of property co-owned with her sister. The sister is willing to sign over the property to me to sell. Since there is no dispute over any property or monies, do I need to go thru probate, how do I transfer the property and what do I do next?

You can do an inexpensive summary probate procedure called muniment of title. This will clear the title to the real property. You can call me at the office tomorrow if you want to talk about it more.
