Legal Question in Civil Rights Law in India

Unregistered partition list was executed in 2006 between our brothers.In 2013 my brother was sold his total share of the property to third party In 2014 my brother has given 3 feet lane from my share which is signed by my father who in ill health as permanent right to third party through Rs 100 stamp paper. as a reference to original sale doc number.is it valid.if i go to court unregistered partition list can be consider as evidence .please advise. what to do.
the said property came from by registered will in which my father have only enjoyment right only.our brothers have right sale of the property.
