Legal Question in Real Estate Law in India

I have a flat in Pune. Agreement for Sale was made in 2003, registration fees of Rs ~15000/- & stamp duty of Rs ~75000 was paid in full then. Deed of declaration and deed of apartment is being formulated now after 13 years. The building comprises of six flats in total. Are we required to pay the differential stamp duty to get the above two deeds registered? Approximately how much would this cost us [excluding the lawyers fees] to get this done.

Once the property has been sold, no need to pay further extended amount.
