Legal Question in Real Estate Law in India

We have a pagdi flat and our owner is now demanding to make it ownership by asking us to first give rs 50000 cheque in the name of his son who is not our owner and he is demanding r remaining 6.25 lacs to be given in cash only. Apparently he isn't ready to give us any legal papers he has informed us that he will be present while getting the registration done and even the registration amount has to be paid by us. Is this right way? We are leaving at this said property since 26 years. Please advice..

1) Prepare agreement with all the facts.

2) Regn charges will be borne by the buyer.
