Legal Question in Real Estate Law in India

sir, I made a sale agreement with a land owner to purchase 2.32 acres of his land for Rs. 2.25 lakhs by paying Rs 2 lakhs and registered the document on 28.5.2014 at SRO's office. The agreement period is 6 months from the date of registration. The selling party is not coming to SRO's office for registering the Land in the purchasing party name(me), though I am willing to pay the remaining amount Rs 25,000. 6 months time experied as per the registered sale agreement. He is neither ready to come to record sales at SRO office nor ready to refund the money i have given. I have also sent a lawyer's notice to him. He has not received the lawyer's notice. 1) Discuss with the buyer and settle the issue amicably.

2) Otherwise, file specific performance suit.
