Legal Question in Wills and Trusts in India

My husband has a small property in his name in Pune .We were a Hindu married couple with children at that time. He passed away 2 years ago. My children are 18 and 7 yrs now.

My name was on the joint loan application which is cleared off now. I currently live with my children.What is the best way to transfer the property to my name? I have been running around trying to get correct answers .Should I apply for a legal heir or succession certificate? This was the first and only marriage for both of us.

I live outside Pune in a different state, can I apply for the certificates there? Will it be acceptable in Pune?
