Any current advice on getting out of an existing vendor contract with the auto renew provision that provides service for one washer and one dryer in a nine unit apartment building in Long Beach, CA?

An auto-renew provision is (usually at least) a fall-back provision that renews the contract if and only if neither party has taken any affirmative action to modify or terminate. If you want to end the arrangement, read the contract and see what you need to do to give the other party notice of intent to terminate. Your right to terminate would be absolute and immediate if the other party were in material breach of the contract, by the way.

Ditto to the above as to the contract, but you can hire an attorney to send them an immediate cancellation letter and tell them if they want their items to come pick them up. I've seen this work frequently, but that is not a guarantee of success. The worst that will happen is they sue you in small claims court, where judges are not happy to enforce such onerous contracts.
