Then file an eviction action. If you don't know how to do it properly and effectively, hire an attorney that does, or at least get one of the 'eviction services' companies to help you.

You would have to give the tenant a 30- or 60-day notice depending on whether the tenant's been there under or over a year. If they don't move within that period, then you would bring an unlawful detainer lawsuit against the tenant. If and when you win, the sheriff will lock out the tenant if the place is not vacated voluntarily. There are attorneys who routinely handle these things for a reasonable fee.
