What type of lien? Mechanic's lien or does it stem from a judgment?

First, you have to have a legal right to assert a lien, as a supplier of materials or labor, then you have to do so using the correct forms, procedures and notices, in a legally timely manner, following them up with timely and proper enforcment action in court. Done right, your lien claim would be perfected and would have to be resolved before the sale could be completed. You screw that up, you lose your lien rights, and your recourse is then a lawsuit filed against the proper defendants, who can contest the issues in protracted litigation.
