Tenant breach of Lease

8 months ago I was diagnosed ''Severely Depressed'' I was renting a condo from a private owner. I had signed a 2 year lease. I moved out 5-31-09 and the lease expired 9-21-09. I assisted the out of state owner show the condo and obtain a new tenant who moved in on 6-1-09. I paid for professional cleaning and carpet shampooing which I have receipts for. The owner is refusing to refund my security deposit. The owner states he is not going after the breached lease amount however he wants an additional $300.00 to cover his expenses for finding a new tenant. He found the tenant on Craigslist and I showed the condo to her. Legally what can I do to recover the security deposit since I could not afford the condo being on California State Disability?

You can file a small claims lawsuit. You might be able to qualify for a fee waiver.

Make written demand for refund. Then file in small claims court if you think you are owed money.
