Robert F. Cohen Law Office of Robert F. Cohen

If you pay the balance of the rent owed within the 3-day period, then the forfeiture of the rental agreement will be canceled. If you don't pay and don't quit, then the landlord has the right to bring an unlawful detainer lawsuit against you. If the landlord wins -- either by going to trial or taking your default (i.e. you fail to answer the lawsuit) -- the sheriff likely will evict you.
