30 day notice to vacate
Lease states: ''After expiration of the original term of this Agreement either owner or tenant may terminate the tenancy ....by giving at least 30 days prior, written notice...'' Lease expires 11/30/06. Assume this allows me to leave on Nov 30 with prior 30 day notice.

The lease automatically expires on 11/30, but it's presumed that you'll remain unless you provide notice. So, if you're planning to leave at the end of the lease, you should give the landlord 30 days' written notice just to play it safe and there's no question about carryover rent.

Yes, you are ok if you give 30 days notice, although you are only legally required to give 10 days notice.
