I assume that the two year lease is up in 8 months. Even though you breach the contract, she is obligated to find someone as soon as possible to take over renting, at which point your obligation as to rent ends. That might be difficult to do under the circumstances. But I also suspect that the house may not be zoned for commerical purposes so any rental agreement is void. Check to find out about that and then you can use it as an excuse saying your boyfriend did not want you to be in such a position. If there is rent control in your city you might be able to use that. Otherwise, tell her flat out what the problem is, she will likely blow up and order you to leave and then she is the one is breached the contract.

If you have ben living with her for 3 years but only signed a 2 year lease, then it sounds like you are now on a month-to-month rental agreement (onless the original lease automatically renews). Giving her a 30 day notice should suffice.
