Legal Question in Landlord & Tenant Law in California
Hello my hot water heater went out ive notified my landlord by phone twice approx 36 hrs ago and 12 hrs ago and he hasnt gotten back to me. I suspect he is out of town. How long must i wait to fix it myself and deduct it from the rent? Thanks

The law requires you to give "reasonable notice and opportunity to cure". If you've had no response in two days you have to make a judgment call. If it's not too expensive you can probably make the repair as it is a habitability issue. If it's an entire replacement costing hundreds or a thousand dollars plus, give him more time to respond.
