Legal Question in Landlord & Tenant Law in California
Landlord raise 40+% monthly rent.
I was wondering if landlord have to right to increase 40%+ of monthly rent out of now where, and we have to pay next month. We pay $1150 now and landlord wanted to raise it up to $1700. We're currently not on the contract. Thank you very much for your respond.

If you have a lease, then, the landlord cannot raise the rent. If you go month to month, then, the landlord has to give you 60 days notice. Good luck and thanks for inquiring.

Anything more than 10% increase requires 60 days notice. If the person "on contract" has a lease, rather than a month to month rental, there can be no change in the rent until the term of the lease expires.
