When can a Landlord terminate a writen ''term'' lease?

I have a written lease with my landlord for Jan 1st - Dec 31st 2008.

And I realize without actually seeing the verbiage of the lease it might be hard for you to answer this question.

But under what circumstances in San Jose can a landlord terminate a ''term'' lease agreement?

The landlord gave me a 60-day notice to terminate tenancy with no explanation and the landlord will not return my phone calls or emails.

Normally a lease cannont be terminated by a 60 day notice. We would have to review your lease and notice to assist you further.

I agree with Mr Rothman, unless the lease was a month-to-month lease, and you had already been a resident for over one year prior to this lease.
