month to month rent increase
i realize with m/m rental , my rent can be increased any amount, Is a 16.2% (165.00) increase considered acceptable or ''monstrously harsh and shocking to the conscience?''

See Civil Code, section 827. It gives you the specifics on how rent can be increased and what notice terms and service are required. Regardless, a landlord cannot use a rental increase to discriminate or to retaliate against a tenant. Also, if you live in a rent control jurisdiction, like L.A., there are many other rules that limit the landlord's rights to raise rent. You can contact Fair Housing to see if your rental is covered by such protection.

Any increase over 10% requires a 60 day notice.
