Notice to Pay/Quit for Commercial Lease
Can I issue a 3-day notice for a commercial land lease? What about a 5-day notice? (Thus far, I have given only 10-day notices.)

Days set forth on the notice depend on your lease. If the lease is silent on notice, 3 day is appropriate. Commercial leases sometimes include 5, 10, and even 30 day for any breach including rent. Please contact me if you have any further questions.

You need to review the land lease. Most land leases I have reviewed contain a specific notice period for the various types of defaults. If there is absolutely nothing in the lease discussing how much notice you have to give, then you can default to the notice provisions in California law. I'd suggest having an attorney review the lease to be certain you give the property notice.
