Legal Question in Landlord & Tenant Law in California

Property Rental Agreement for 1 year, tenant decision to break agreement, we agree. But have not received full payment for the last month they lived in our property. What are my rights to collect unpaid rent, late and insufficient funds fees? Since, they moved out 8-1-12 and unpaid rent is for the month of July 2012. In the process of writting a Final Letter Attempt to collect my money and or otherwise proceed to file a small claims??? Please advice...
