There is no rent control in Bakersfield. How often the landlord can raise the rent and how much notice must be given is a matter of state wide law, and depends on whether it is a lease or a month to month rental and the percentage amount of the increase over the previous rent. Rent can only be raised at renewal of a lease or when a lease converts to a month to month rental. Rent on a month to month rental can be increased at any time. An increase of more than 10% requires 60 days notice. An increase of under 10% requires 30 days notice unless it would cause the total increase in any 12 month period to be over 10%, in which case the 60 days applies.
